Terms & Conditions

Effective November 2, 2026

These Terms & Conditions apply to your use of this website and to anyone who books, attends, works at or visits an event at The Raelyn, LLC (“The Raelyn,” “we” or “us”), located at 5898 Henryville Rd, Pheba, Mississippi 39755. If you book an event, your signed rental agreement also applies and controls if it conflicts with these terms.

1. Reservations

Information and pricing we provide are not a reservation. A date is reserved only after The Raelyn confirms it in writing, a rental agreement is signed, and the required payment is received. Deposits, payment schedules, cancellation and rescheduling terms are set out in the rental agreement.

2. Insurance requirement

The person or group booking The Raelyn (the “Host”) must, at the Host's own expense, obtain and keep in force special event liability insurance covering the entire rental period, including setup and teardown, with limits of at least $1,000,000 per occurrence and $2,000,000 in the aggregate. If alcohol will be served, the policy must include host liquor liability coverage. The policy must name The Raelyn, LLC and its owners as additional insureds, and a certificate of insurance must be delivered to us at least 30 days before the event. We may refuse access to the property if proof of coverage is not provided.

Guests are responsible for their own health, accident, automobile and personal property insurance. Vendors hired by the Host must carry their own general liability insurance, and workers' compensation where required by law, and provide proof on request. The Raelyn's insurance does not cover the Host, guests or vendors, or their property.

3. Assumption of risk

The Raelyn is a working rural property. Conditions include ponds and other open water, a dock, uneven ground, gravel paths, older structures, low lighting, wildlife, insects, plants and changing weather. By entering the property, you understand these conditions and voluntarily accept the risks of being on the property and taking part in activities there, including the risk of injury, illness, death or loss of property. Children must be supervised by a responsible adult at all times, especially near water. Anyone who uses the ponds or dock does so at their own risk.

4. Release and waiver of liability

To the fullest extent permitted by Mississippi law, you release and waive any claims against The Raelyn, LLC and its owners, members, employees and agents (the “Released Parties”) for injury, illness, death, or loss of or damage to property arising from your presence on the property, your event or your use of the facilities. This release does not apply to harm caused by a Released Party's gross negligence or intentional misconduct, or to any liability that cannot be waived by law. The Host is responsible for making these terms known to its guests and vendors. We may require a separate signed waiver.

5. Indemnification

To the fullest extent permitted by law, the Host will defend, indemnify and hold harmless the Released Parties from claims, damages, losses, costs and reasonable attorneys' fees arising from the Host's event or the acts or omissions of the Host, its guests, vendors or invitees, except to the extent caused by a Released Party's gross negligence or intentional misconduct.

6. Damage and care of the property

The Host is financially responsible for any damage to the property, buildings, furnishings or grounds caused by the Host, its guests or vendors, and for excess cleaning. Open flames, fireworks, sky lanterns and other hazards are allowed only with our prior written approval. Everyone must follow posted rules and reasonable instructions from our staff, who may remove any person who creates a safety concern.

7. Alcohol

Where alcohol is permitted under the rental agreement, the Host is responsible for its lawful service and consumption, including compliance with state and local law. No one under 21 may be served or possess alcohol. Anyone who has been drinking must not drive, operate equipment or enter the water.

8. Personal property

The Raelyn is not responsible for lost, stolen or damaged items, including items left in cabins, vehicles or event spaces, or items belonging to vendors.

9. Events outside our control

We are not liable for delay or failure to perform caused by events beyond our reasonable control, including severe weather, fire, flood, power outage, epidemic or government order. Remedies are as set out in the rental agreement. We recommend that Hosts also consider wedding cancellation insurance.

10. Limitation of liability

To the fullest extent permitted by law, The Raelyn's total liability arising from an event will not exceed the amounts the Host paid to The Raelyn for that event, and we are not liable for indirect, incidental or consequential damages.

11. Text messages and communications

If you submit a form and consent, you agree to receive calls, emails and text messages from The Raelyn and its marketing partners about your inquiry and our venue. Message frequency varies, and message and data rates may apply. Reply STOP to opt out or HELP for help. Consent is not a condition of purchase. See our Privacy Policy.

12. Website and photos

Website content, including photographs, belongs to The Raelyn or its licensors and may not be reused without permission. The website is provided “as is”. We try to keep information accurate, but availability, features and arrangements can change.

13. Governing law

These terms are governed by the laws of the State of Mississippi. Any dispute will be brought in the state or federal courts serving Clay County, Mississippi. If any part of these terms is unenforceable, the rest remains in effect.
